Do you compete with my buyer side?

No. We’re the buyer in the transaction. You’re the listing agent and you keep your commission per your listing agreement. We don’t need a buyer’s agent on our side — we work directly with you.

Can my seller entertain other offers while you’re evaluating?

Yes. Until both parties sign a Purchase and Sale Agreement, your seller is free to accept any offer they prefer. Our written offer is non-binding until executed.

How is the cash offer calculated?

We pull comps for the after-repair value, deduct estimated repairs, holding costs, resale costs, and our target margin. We’ll walk through the math with you on any offer if you want to see it.

What if my seller accepts then changes their mind?

Per the Purchase and Sale Agreement, both parties have negotiated rights and remedies. We don’t litigate over earnest money against sellers who walk away in good faith — we just close out the file.

Do you require dual representation or anything unusual?

No. You represent the seller. We’re the principal buyer. Standard residential PSA with our edits. Your broker reviews everything before your seller signs.
