Epimeno Holdings LLC ("Epimeno," "we," "us," or "our") is a Wyoming limited liability company operating across Colorado as a private home-buying company. This Privacy Policy explains how we collect, use, share, and protect your personal information when you visit epimenoholdings.com (the "Site"), submit a property to us, contact us, or communicate with us by phone, text, or email.

a. Information you give us directly

  • Contact information: name, phone number, email address, mailing address
  • Property information: property address, property type, condition, bedrooms, bathrooms, square footage, your relationship to the property (owner, heir, executor, agent, etc.), liens, mortgage status, occupancy status, repair needs, timeline preferences
  • Situation information: if you choose to share — reason for sale, deadlines, family circumstances, financial circumstances
  • Communication preferences: opt-ins for SMS, email, phone marketing

b. Information we collect automatically

  • Device and browsing information: IP address, browser type and version, operating system, referring page, pages visited, time spent on Site
  • Cookies and similar technologies: session identifiers, analytics tokens, advertising pixels — see Section 8

c. Information from third parties

  • Public records: county assessor data, MLS data, tax records, deed history — used to evaluate property submissions
  • Service providers: title companies, attorneys, contractors, inspectors during the offer and closing process
  • Marketing partners: lists of homeowners we may purchase from data providers for outreach (you have the right to opt out — see Section 10)

3. How we use your information

We use the information we collect for the following purposes:

a. To respond to your property submission and provide our services

  • Evaluating your property and preparing a cash offer
  • Communicating with you about your submission, the offer, scheduling, and any negotiation
  • Coordinating with title companies, attorneys, and contractors to close the transaction
  • Maintaining records of the transaction for tax and legal compliance

b. To send you marketing communications (with your consent)

  • SMS messages related to your inquiry, offers, follow-ups, and (with separate opt-in) periodic marketing
  • Email communications including newsletters, market updates, free guides, and offer updates
  • Phone calls including manual and (with your consent) autodialed or prerecorded calls

You can opt out of any marketing channel at any time — see Section 10.

c. To improve and operate our business

  • Analytics on Site usage and form performance
  • A/B testing of pages, copy, and offers
  • Internal research and trend analysis on the Colorado real estate market
  • Training our team on common situations and outcomes (anonymized where possible)

d. To comply with legal obligations

  • Recordkeeping for tax, real estate, and financial regulations
  • Responding to lawful subpoenas, court orders, or government requests
  • Investigating fraud, security incidents, or potential violations of our Terms

e. To exercise our rights

  • Pursuing legal remedies in disputes
  • Defending against claims

4. SMS communications (TCPA / A2P 10DLC compliance)

When you submit a form on our Site that includes a phone number AND you check the SMS consent box, you provide express written consent to receive SMS messages from Epimeno, including via autodialer technology.

The SMS program covers: - Acknowledgement of your property submission - Follow-up about your offer - Scheduling and reminders for calls or property viewings - Status updates on active contracts - (Separate opt-in) periodic newsletters and market updates

Message frequency: varies based on your level of engagement. Typically 3-7 messages per recipient over the lifetime of an inquiry.

Standard message and data rates apply per your wireless carrier.

To opt out: reply STOP to any SMS message. We will send one final confirmation. After that, you will not receive further SMS messages on that program.

To re-subscribe: reply START or submit a new form on the Site.

We do not share your phone number with third parties for their independent marketing purposes.

5. Email communications (CAN-SPAM compliance)

You may receive emails from us if:

  • You submitted a property and are receiving transactional messages about your inquiry
  • You subscribed to our newsletter
  • You downloaded a resource (e.g., our Seller's Guide PDF)
  • You provided your email in any other voluntary submission

Every marketing email includes:

  • An accurate "from" name and email address
  • A clear way to unsubscribe (link in footer)
  • Our physical mailing address
  • A subject line that accurately reflects the content

To unsubscribe: click the unsubscribe link in any email, or email info@epimenoholdings.com with the subject "Unsubscribe."

Processing time: we process unsubscribe requests within 10 business days (per CAN-SPAM), but typically within 1 business day.

6. Phone communications

We may contact you by phone if you have submitted a form, requested a callback, or are in active communication with us about a property. We use both manually dialed and (with your consent) autodialed phone systems.

If you do not wish to receive phone calls from us, tell us during any call, or email info@epimenoholdings.com, and we will add you to our internal do-not-call list. We honor the National Do Not Call Registry for all prospecting calls.

7. How we share your information

We may share your information in the following ways:

a. With service providers necessary to complete your transaction

  • Title companies to coordinate closing
  • Real estate attorneys when legal review is required
  • Contractors and inspectors for property condition assessment
  • Cleanout and disposal services when included in the transaction
  • Lenders or transactional funding partners to facilitate the close
  • Our affiliated buyer network to find the best end buyer for the property when a direct purchase isn't feasible

b. With our parent, affiliates, or successors

If Epimeno Holdings LLC is sold, merged, restructured, or acquires another business, your information may be transferred as part of that transaction. We will require any successor to honor this Privacy Policy with respect to your information.

c. With marketing platforms

We use third-party platforms for our marketing operations, including:

  • GoHighLevel (CRM, SMS, email, calendar)
  • Google Analytics and Google Ads
  • Meta (Facebook/Instagram) advertising platforms
  • Email service providers for newsletter delivery

These platforms have access to your information only to perform their services on our behalf and are contractually required to protect it.

d. With law enforcement and legal authorities

When required by law, subpoena, court order, or legitimate government request, or when we believe in good faith that disclosure is necessary to investigate fraud, protect our rights, or prevent imminent harm.

e. With your express consent

We will share information for any other purpose only with your explicit permission.

We do not sell your personal information to third parties for their independent marketing or advertising purposes.

Authorized agents
